We moved our offices over the 4th of July weekend . The move was supposed to cause no disruption to our customers, but Verizon turned off our old phone numbers before we moved and did not place a forwarding message on our lines after we moved. If that wasn't bad enough, they crossed our new phone lines with another company's phones. We were down for almost 3 days. Questions & Answers Every day, the Landlord Connection staff answers many questions asked by our customers. We have listed the questions asked most often. Maybe the answers will help other customers. Q: How do I read a credit report? What should I look for? A: The most important items on an applicant's credit report are: Do they pay their bills on time and do they have too much debt? Does their Social Security Number match with the one they gave you? Are there other addresses on their report in the last few years that didn't appear on their application? These are the MOST IMPORTANT items that you should be interested in. Q: I noticed that you listed three other landlords on the Tenant Report that were not on their application. What does this mean? A: This is a red flag. Landlord Connection strongly urges all customers to contact at least 2 landlords listed on the Tenant Rental History BEFORE renting. People only want you to contact landlords (or friends) who will give them a good reference. LLC provides you with the "real" rental history. Q: The applicants are coming from out of state, so I don't need to get a Tenant Report - only a credit report. A: When you request a Tenant Rental History, LLC Staff does the following: We check our files for any information on the applicant. If nothing is in our files, we go to our Nationwide Address Report which provides the applicant's last 10 years of addresses as well as verifies their identity with Social Security Number and Date of Birth. We also check Registered Sex Offenders lists. Who their landlords were in other states and try to locate their phone numbers whenever possible. Evictions in many other states including all of Eastern Massachusetts up to but not including Worcester, Rhode Island, North Carolina, parts of Florida, Texas, and many others. By only ordering a credit report, you might not get as much information as you need to make your decision. Slowdown in Rentals Many customers are mentioning that it is taking much longer to rent their apartments than it had in the last few years. Do not get over anxious and rent to someone you would have not considered suitable last year. How much did that last troublesome tenant cost you in lost rent, damages, and time? Probably more than having an empty unit. Be patient - it will pay off. |
